Where basement water comes from

After heavy rain, water builds up in the soil around your foundation and presses against the walls and floor. It finds the easiest path in — through cracks, the joint where the wall meets the floor, gaps around pipes, or porous block. That's why a basement can be dry for months and then leak in the same spot every storm.

Because the water is coming from the soil, the durable fix is to manage that water — collect it and route it away — rather than just patch the spot where it happened to show up this time.

Interior and exterior waterproofing — and why most fixes are interior

There are two broad ways to keep soil water out of a basement. Exterior work treats the foundation from the outside — reaching the wall down to the footing so water is intercepted before it gets in. Interior work handles it from inside — catching the water that reaches the wall and floor and carrying it to a pump that sends it back out.

The two go hand in hand, and on new construction or a major dig-out, outside work can be the right call. On a finished, lived-in home it often isn't practical: reaching the whole foundation from outside can mean disturbing landscaping, driveways, patios, decks, or additions.
